The Highgate Manor has been a home, an Underground Railroad stop, a patent-medicine empire's headquarters, a Prohibition resort where Al Capone hid, a ballroom where Benny Goodman played, and — according to the legend that made it famous — the house of a doctor who experimented on children. It was built in 1818 by Captain Steve Keyes on the village green in Highgate, Vermont, ten miles from the Canadian border.

During the Civil War the house reportedly hid fugitives in tunnels running to the Missisquoi River. In 1870 it passed to Dr. Henry Baxter, a patent-medicine magnate whose Mandrake Bitters and Lung Balm sold statewide. The legend says Baxter's patients under ten kept dying, that he tested his remedies on children, that the library floor — his office — still carries bloodstains. The documented Baxter was a respected community figure; the legend is a century's worth of ghost tour embellishment, but the bloodstain story has been repeated so long it functions as fact.

In 1917 Philip Schmitt turned it into an upscale resort — a speakeasy in the basement, a ballroom that booked Benny Goodman, and regular visits from Al Capone, who ran liquor across the border ten miles away and reportedly had a private bar built for him. The Manor Mayfair across the green burned in the 1950s; the manor itself caught fire in 1950, closed, reopened as an inn, closed again, and sat abandoned for twenty years — the most investigated building in Vermont, according to the paranormal teams who logged hundreds of nights inside. It reopened in 2023.
